Mallory & Evans Development and Caliber Living to open one of first co-living properties in Knoxville

KNOXVILLE – Atlanta-based development company Mallory & Evans and their property management company Caliber Living will be opening Flagship Kerns in early January 2021. This will be one of the first co-living properties in Knoxville. Flagship Kerns’ two apartment buildings will be the first of three phases to open at the historic Kern’s Bakery. These two buildings will be part of a mixed-use community of apartments, restaurants, retail and office spaces and a hotel.

Flagship Kerns apartments rest on 16-acres and will have 310 one and two-bedroom floor plans. Lease terms will be available for three months or longer and units can be leased by the bedroom or by the unit. Apartment options include furnished apartments, granite countertops, walk-in closets, stainless steel appliances, in-unit washers and dryers, smart home units with smart locks, smart TV’s, and ecobee thermostats. Community amenities will include a luxury pool, 24-hour fitness center, WiFi bar, work/study pods and conference area. Flagship Kerns apartments are located at the Kern’s Bakery on Chapman Highway and will have direct access to public transportation to both the University of Tennessee and downtown Knoxville.

“Flagship Kerns will be one of the first, if not the first coliving concept executed in Knoxville. We are excited to bring this concept to life for those looking to rent by the room with flexible leasing options,” said Rick Jones, president of Caliber Living LLC. “These unique attributes are what makes Flagship Kerns and the coliving apartment community model a great choice for those individuals who want to lease their private bedroom and bathroom and share a common space.”

The second phase includes the redevelopment of historic Kern’s Bakery, which was built in 1929 and in 2017 was added to the National Register of Historic Places. The 75,000 square-foot Kern’s Bakery Redevelopment will be a mixed-use space, including a food hall, retail and office spaces, event venues and a brand-name hotel. The build will feature about 20 retail and food spaces in addition to entertainment space, indoor-outdoor bars, communal seating and full-service restaurants.

“The goal for this mixed-use space is to create a full-service community where tenants can live, eat, shop and entertain,” said Mallory & Evans Principal Brantley Basinger. “Kern’s Bakery creates a place where local businesses such as retail companies and restaurants can thrive and support each other and their community. We hope to create a welcome space for Knoxville businesses and their customers.”
